Lovely double room to rent

Hello potential flat mate,

I have a nice double room to let in my 3 bedroom flat. It comes unfurnished but I could get my hands on a double bed with mattress if needed.
The flat is on the ground floor and there is plenty of on road parking available right next to the house. The area is very safe and the flat it close to the A419, a big Sainsburys and less then a 5 min drive from a sopping park with a cinema, restaurants and various shops.
The rent includes the use of the washer/ dryer, kitchen appliances and the bigger bathroom (which will be shared with my 2 year old daughter). Please note that it does not include the utility bills. You would need to be prepared to pay 1/3 of them (roughly £30 a month).
To myself, I am a full time working, single mum of a two year old. She is at nursery all day and we are mostly away on weekends as well. She goes to bed at 9 pm and is (usually) a good sleeper.
I am looking for someone who is reliable, respectful, who understands that the place needs to stay toddler safe (no sharp objects left on tables for example) and who is quiet after I have put the baby to bed.
