Choice of large or small double to suit budget

My current lodger has given notice to move out on 14 June as he’s getting married. He currently occupies one of my large double rooms (£730 pcm). I’m therefore starting to look for a replacement lodger and am in the fortunate position of having a spare room thus am able to take on someone immediately.

The room currently available until he leaves is a smaller double £680 pcm but is very comfortable with a double bed, large wardrobe, chest of drawers, desk and chair, bedside cabinet and a bookshelf. I will only be letting one of these two rooms, the new lodger can choose which room they’d prefer ie the smaller or larger double. Once I have found a new lodger, my household will consist of myself, my partner and 2 lodgers (4 people in total).

My 5 bedroom, executive style house is set in a large, quiet cul de sac on Emerson Valley with just 4 other houses (on the West side of Milton Keynes, approximately a 7 minute drive to Central Milton Keynes Train station and about 10 mins to the City Centre). It is close to all main road links (A414, A5 and M1) and both Bletchley and CMK train stations are approximately 2.5 and 3.5 miles away. The A414 into Buckingham and routes to Silverstone are close by.

I offer a real home from home environment where my lodgers are welcomed to make this their home rather than just a room in a house. I do not and cannot accept couples. My home is a private residence not a HMO.

I believe I offer a unique lodger experience which is fully inclusive of the rent - all bills included PLUS I do all your laundry, cleaning, supply breakfast and basic food stuffs and much more and it also includes a parking space on my private driveway for your car (no vans or trucks).

Although the room does not have an en-suite, you will only be sharing the main four piece bathroom with my other male lodger as myself and partner use my en-suite.

I have been taking in lodgers for over 14 years. Each of my bedrooms are double rooms and are fully furnished with a bed, large wardrobe, chest of drawers, bedside cabinet, and a desk and chair. I do not believe in huge notice periods - mine is just 3 months. Ideally I am looking for someone who would like a long term let but will consider short term lets too.
Only single occupancy on all my rooms - No Couples
Lodger Agreement - Three Months Notice - No huge tie in contract
No remote working - must full time employed, out all day during the week.
