Double bedroom in 2 bed flat - from 22/03/19

Good sized double bedroom in the Fountainbridge/Polwarth area. The room has a big double wardrobe and a cupboard for storage. I have put up photos of all the communal areas too, which are all of a good standard. Being near fountainpark, there are plenty of shops, a gym, cinema, restaurant etc all within a 3min walk, however as it is on a sidestreet, the flat is also very quiet. Haymarket station is a 15min walk away, and there are good bus links.

Rent is £470 a month, utilities (gas/electric/internet) around £40, and it is Council Tax band C which works out around £62 a month. The communal stairwell also gets cleaned every second week, and this is about £3 a month. The flat is let through Littlejohns, so any contract would need to be signed through them after viewing etc.

My current flatmate is moving out to live with his girlfiriend, so looking for a new flatmate to share this great flat with from 22nd March. I work 9-5.30 Mon-Fri, so hopefully anyone interested would have a similar sort of work schedule to match up and be a non-smoker. I'm not the type of person keen on a party flat, but otherwise I'm pretty easy going and friendly, although I guess who doesn't say that in an ad!
