Student double room in Marchmont

One double-bedroom (available from beginning of September) to rent in Marchmont. Looking for a student for council tax exemption. Very close to the meadows and Edinburgh's main University campus. The room is furnished with a bed, desk and wardrobe.

This is a lovely Victorian fully furnished flat located a 10 minute walk away from Edinburghs main campus, and 30 minutes from King's buildings. There is also a bus that stops on the road outside the flat, that goes straight to King's Buildings. It has 3 double bedrooms, a spacious kitchen / living area with a sofa and tv, and a bathroom. There is an electric shower, gas hob and washing machine. There is also a large shared garden out the back that you can freely use.

It is situated perfectly for students as it is near most Edinburgh campus areas, as well as social areas such as the meadows, and not too far from Princes Street.

I am from Edinburgh and going into my 3rd year of university, I will be living with my flatmate Cameron who is also in 3rd year. We are looking for a flatmate who is easy to get along with, enjoys socialising, however also values their personal space and private time. We would like to keep the flat reasonably tidy and would appreciate someone who would do the same.

Rent includes broadband and tv license.

Gas/electricity bills are around £50 a month, but may vary depending on the time of year.

Lodgers would be required to sign an agreement and give a deposit before they move in.
