Hello All! This room is great value. We are right next to Hackney Downs studios, where you have Brunswick East Bakehouse for lunch/brunch, a great yoga studio, gym and live music venue. Neighbouring Shacklewell Lane & Dalston (5mins walk) provide the easiest connections and have plenty of amenities. Liverpool Street is around 20 mins (cycling or on the Overground).

Stoke Newington Church Street is around 15mins walk, a great place for the weekend. Hackney Downs (1 min away) is perfect for a morning jog.

The house has an open plan living area, linking to a garden patio where we have a bbq and hammock for the summer. There are two shared bathrooms, one with shower & bath.

We are two architects and a paralegal with a lot of interests outside work, which means we are frequently out of the house pursuing these - be it sport, art, cinema, business or research. It makes for great conversations when we manage to catch up during dinner or on the weekend.

The room comes unfurnished and the best layout would included a single bed, desk and wardrobe - as shown in the plan. Currently there is a great single bed and wardrobe that you may be able to use, but we do advise looking at furniture that helps optimise the space.

Initially, given the current situation we are arranging video calls and tours via Skype/WhatsApp/Zoom. Otherwise, please contact us and we would much look forward to speaking with you!

Rent: £495 per month excl. bills.

Deposit: £710 - which is the total deposit of the house split equally.
The deposit is kept securely by a third party to the agency and to the tenants.

Electricity: roughly £30-35 / month (varies)
Internet: about £11 / month
Water: about £6/month
Cleaning: £6.5 / month
Move in date: 6th April 2020
Current contract renewal date: 20th September 2020
