ABOUT ME:
I’m an engineer. Local. Parents also live close (but don't intrude). I’m active (HIIT, martial arts, running). Occasionally I have people over for board games or barbeque - they're reasonably civilised. London restaurants are overpriced and overrated so generally prefer to learn & cook my own. I don't drink much and value the apartment’s calmness. I fix things when they break. I can also introduce you to local community groups if you're new to the area and interested in that.

ABOUT YOU:
I value a calm, respectful home and transparency. I’d prefer someone sociable enough for the occasional chat - not ghosts who never leave their room. Occasional guests are welcome provided this is done responsibly and you know who you’re inviting. My expectations:
✔️ You're tidy and respect shared spaces and appliances, and treat those like you would your own
✔️ Are transparent about any guests staying over, and are responsible for their behaviour while on the property
❌ No frequent/riotous parties, drug use, casual hookups in the flat with people you barely know, etc.
❌ No ironing on furniture surfaces or drying clothes in the microwave (to name a few examples I've seen in the past)

You can expect similar from myself.

I’m also open to genuine couples who are *confident* in their stability and are looking for a longer‑term, low‑traffic home. In other words - two consistent residents rather than some sort of rotating guest list. My place is a low-turnover / low-drama environment and I'd like to keep it that way.

YOUR BEDROOM OPTIONS:
- Option 1: A bright, 13m² south-west facing bedroom. Comes with a private 4m² bathroom located just across the corridor.
- Option 2: The larger 18m² master bedroom with a private ensuite. (I currently use this one because I like it, but I am potentially open to swapping bedrooms for the right person / couple)

Both bedrooms are fully furnished, have patio access, good daylight, and high speed Wi-Fi.

RENT:
I’m looking for the right person/people rather than the highest bidder, so rent and move‑in dates are flexible if we get along well and have similar expectations. I use a clear, modern, lodger-friendly contract so everything is completely transparent (couples are considered jointly and severally liable).
- 13m2 bedroom for singles: £1350/m
- 18m2 ensuite bedroom for singles: £1550/m
- £100-£200/m extra for private office
- £200/m extra for couples (to cover added utility costs, etc.)
- Other optional extras (allocated parking, pets, or arranged cleaning) can be discussed.

APARTMENT SPECS:
Modern 5‑year‑old ground‑floor flat of premium quality. Open‑plan living room with fully‑equipped kitchen, 2 bedrooms, 2 bathrooms, laundry room, large 60m² patio, and a dedicated office room. Floor‑to‑ceiling patio doors throughout -> lots of natural daylight. Ring Pro doorbell camera at the front door for added security.

ESTATE SPECS:
24/7 concierge, secure bike storage, landscaped gardens, and on‑site gym (£25/mo). Underground parking ~£400/mo.
