My flatmate is moving out so I’m looking for someone to move in and take over her tenancy at the end of July/beginning of August.

The flat is lovely and spacious and in a really central location.
Currently the rent is £1,500 a month (not including bills) but I reckon this will increase slightly when we get a new contract.
