Hi!
I’m looking for someone to take over my flatmate’s room in our cosy two-bed flat on Queenstown Road, SW8, from around 15 July.
🛏️ The room
The available room is the larger bedroom in the flat. It has two windows, wooden floors, built-in storage across one wall, and plenty of space for a proper work-from-home setup. My flatmate currently has a long corner desk in there, so it works well if you need space for a monitor / laptop setup.
It’s a bright, comfortable room and feels like a proper bedroom, not just somewhere to squeeze a bed and a laundry pile.
🏠 The flat
The flat has two bedrooms, one bathroom, a separate living room, kitchen and balcony. Because it’s only a two-person flat, it feels more like a home than a busy house share.
We’ve made it cosy and comfortable, with plenty of plants, a bright living room with doors out to the balcony, and a kitchen with good storage and worktop space. I’m also planning to set up some herb planters on the balcony so we can use them for cooking. Very domestic, very aspirational, hopefully not too delusional 🌻
The general vibe is calm, friendly and homey - somewhere nice to come back to at the end of the day, rather than just a place to sleep.
💵 Rent and bills
Rent is £1,200 pcm, excluding bills.
Bills are usually around £130-£150 each per month, depending on energy use and season. That includes council tax, water, internet and energy. Council tax is Band D.
📌 Location
The flat is handy for Queenstown Road, Battersea Park and Wandsworth Road stations, with good bus links nearby too.
Nearby bits:
Corner shop around 2 minutes away
Two Sainsbury’s Locals and two Tesco Expresses within roughly 8 minutes’ walk
Large Asda around 25 minutes’ walk away
Battersea Park, Lavender Hill, Clapham Common, Wandsworth Road and Battersea Power Station all within reach
There may also be the option to arrange a parking permit. My current flatmate has used a visitor permit as neither of us has a car, but this can be checked properly if parking is important to you.
🇨🇴 About me
You’d be living with me, Miguel. I’m 26, Colombian, and work in science communications. I’m usually in the office a couple of days a week and work from home the rest of the time.
I’m friendly and like a chat, film night or occasional dinner, but I also value a calm home and people having their own space to unwind. I’m into cooking, reading, plants, the gym, walks, Netflix and generally making a flat feel like somewhere nice to come back to at the end of the day.
✨ Who I’m looking for
I’m looking for someone considerate, clean and easy-going, ideally another working professional. The flat is sociable in a relaxed way, but it is definitely not a party flat. Think calm evenings, shared respect, occasional TV/food/chat, and a simple cleaning routine so the place stays nice.
LGBTQ+ friendly household.
📑 Contract bits
This would be a formal change of sharer through KFH / our landlord, subject to references, Right to Rent checks, landlord approval and completion of the required documents.
If you’re interested, send me a bit about yourself, your preferred move-in timing, and what you’re looking for in a flatshare 🤠
