• South-facing balcony – great for fresh air or morning coffee, with a view of Canary Wharf
• Great transport links nearby (8 mins walk to DLR, 15 mins walk to central line, 20 mins walk to Elizabeth line, 22 mins walk to jubilee line) and local shops within walking distance - tesco, lidl, sainsburys just 5 mins walk
• Park and canal across the flat, lovely area for recreational activities
• Saturday market, Cotall street market, and E5 poplar bakery just across from us
• 20 mins walk to Canary wharf
• Ideal for professionals working in Canary Wharf, or City of London

About who you’ll live with:
I’m a 27 year old data analyst, sociable but also value downtime. I work in Canary Wharf 3 days a week. I keep the flat clean and like a calm home environment. I like jogging, playing badminton, joining dance classes in my free time. I lived in Edinburgh for 5 years, moved to London and have been staying at this flat for the past 2.5 years. I really like the flat as it’s in a good location and has most things I need around the area. Looking for someone I can chat with, or hang out with from time to time.

About you:
Ideally looking for someone who is:
• Clean and considerate in shared spaces, someone who would share chores and responsibilities
• Friendly, respectful, and easygoing, happy to have chats, and to hang out occasionally
• Considerate with sleep schedule
• Prefer not wearing shoes in the flat, dedicated indoor shoes/slippers are fine
• Not a party animal (the flat isn’t really suited for late-night noise), but happy to have occasional guests

Rent: £1150 per month (bills approx. £150 including council tax)
Deposit: £1327 tbc with agent
Move-in date: Lease starts on the 27th of July 2026, but you can start to move in from the 21st of July
Council tax: Band D
EPC rating: B
Tenancy: long term (preferably at least 1 year), happy to discuss this
