Looking for spacious room

I am a digital artist and i'd like to live in a spacious room so i could arrange all of my devices to work. I'm a quiet guy who likes solitude and my own space. I love discussing art and music, i'm very approachable and i like to meet new people. If i'm home you wouldn't probably notice my presence as i'm very tidy and quiet, but absolutely not shy. I would like to live with likewise people.

When at ease with friendly people, i love to cook for everybody and have some chill time together. Also i do not smoke, but i don't mind smokers as long as they don't do it inside.

If we'd get along, i will probably draw you a portrait, add you on Steam (PC) or suggest you cool music :)

Requirements:

- No more than 1 or max 2 other tenants in the property
- Fast internet
- A big desk suitable for working from home

Nice to have but not essential:

- Included gym
- En suite bathroom + toilet
- Possibility to have a pet (i don't currently have one)

Absolutely no go:

- People who sublets without a proper tenancy contract
- Tenants who live by night (working night shifts outside is fine as long as you don't make noise at 3am because you're "used" to be awake during nights)
- Smokers inside the house
