Hello, I'm looking for a good standard double room in a house share. I am open to both renting a room in a HMO and lodging with the house owner. I am a friendly, respectable, socialible mature male studying part time (degree), working part time and developing my web development freelancing portfolio. I enjoy working out, reading, running, studying, yoga, traveling, cooking, socialising and meeting new people. I am not a tenant/lodger that isolates in their room, happy to engage with others but I also enjoy my own space and have my own life and expect this to be respected and likewise I hold others with the same respect.

HMO
The HMO must be legal and up to standard (if it's not I will report this so please don't waste my time). The people in the property must be stable sociable people ideally working or committed to mature studies. They should have experience in shared living and have active (as best as possible!) social lives so they are not expecting too much from those they live with. This is very important. They must be respecting of personal boundaries and understand their responsibilities in the house. Most importantly, they must be vetted to a good standard and this should be more than a credit check as personality issues and social problems don't show up in these later down the line! No drugs or heavy drinking, no antisocial behaviour and not a slum!

LODGING
The owner of the house offering the lodging agreement/room must likewise be the same and be present in the property most of the time (no subletting the property or managing from a distance). If there are other people in the house they must be vetted to a good standard. The owner must show a fair but proportionate level of authority and responsibility in the property and not be passive/permissive in dealing with issues. The owner must also be socially active and not depend on the lodgers beyond reasonable expectations. No drugs or heavy drinking and the house must not be a "doss" house.

I am happy to provide references, meet to discuss details and meet other tenants/lodgers. Happy to partake in expected responsibilities in the house and flexible in this regard to taking part. I am looking for the medium term and potentially longer if suitable. My long-term goal is to get my own place and I would like to find a decent place to stay to make that happen.
