Professional Female seeking a room in Cardiff

I'm a professional working from home, currently looking for a new room as my landlord is selling the house. I'm looking to settle somewhere long-term (1 year+).

I'm tidy, respectful, and easy to live with - I keep myself to myself but I'm friendly and happy to chat.
I vape and am happy to do this only outside if you'd prefer.

What I need:
A double room, with space for a desk as I work from home.
My own bathroom (en-suite or exclusive use).

What I'd love but am flexible on:
Cardiff Bay preferred, but open to other areas with good bus links.
Outside space - a balcony, terrace, or garden would be lovely, but not essential.

Would also consider a self-contained studio flat if reasonably priced, and could stretch my budget slightly for the right one.
