Seeking room w private bathroom/studio

Hello!
My name is Sara, and I'm a music professional and academic moving to Edinburgh for a fellowship at IASH (University of Edinburgh). I'm looking for a comfortable, welcoming home while I do my research on Scottish dance and music.

What I'm looking for:

* 10–12-month let (option to renew if available);
* Flexible on single or double room, but a private bathroom or ensuite is a must;
* Maximum budget: £800-850/month (with bills included);
* Ideal move-in: early October, but I can be flexible until the end of the month for the right place. I can arrange in-person viewings from mid-September (and online viewings before that, where appropriate).
* Location: any safe and nice area within a reasonable commute to EH8 9NW. Good public transport links (including at night) are important as I don't have a car;
* Strong preference for all-bills-included;
* Flexible on furnishes/unfurnished status;
* Prefer non-carpeted rooms and pet-free households due to allergies, but I’m open to discussion (I’ve lived with pets before);
* Prefer a small female or non-binary household (2–3 bedrooms total):
* Not interested in Mon-Fri lets or similar arrangements.

About me:
Originally from Italy, I've lived in Birmingham since 2020, where I completed my PhD in Composition and taught at the University. I'm a Scottish Country Dancing enthusiast and quite active as a dancer and pianist in the field.
My typical work will be Tue–Wed plus one other day on campus; the rest of the week will be spent working from home. Occasionally, I’ll travel for family or work.

I'm creative, open-minded, reliable and friendly. I enjoy community activities and lead music composition projects with local groups as part of my work. I love the occasional dinner in or board games with friends, but I'm absolutely not into loud parties. I really value a peaceful home and personal space to recharge. Mutual respect, cleanliness, quiet hours, and being considerate of health and well-being—such as taking steps to avoid spreading illness when someone is unwell—are all important to me. I'm hoping to share with someone who feels the same way.

I also love arts and crafts, nature and plants, and would be excited to bring a few green friends, if that's okay.
