Looking for a room

I'm tidy and responsible, self-contained and without much baggage.

A reliable internet connection is a must for me at present, since most of my work is online.
My work the last decade has been mainly in IT, but am moving away from that and currently developing an online teaching income. So, being able to work from home is kind of necessary for me (a desk in my room will suffice).

I don't expect to entertain guests, though I enjoy sharing meals and conversation.

I don't need mod-cons, posh furniture, plush carpets or anything like that and am ok with a rustic/unfinished decor, just as long as there's running water, a bit of warmth in the winter, no rain or wind coming in, no blocked drains, bad smells or mould, I'm happy.

I like sunlight and greenery. Hills and mountains are good for me, cars, traffic and pollution not so much. I cannot live next to main roads, I have discovered.

I play guitar every now and then.

I occasionally smoke a pipe, but wouldn't expect to be able to smoke inside.

I don't have any massive desire to live close to nightlife.

I won't live with dogs.
