Single or Double buddy ups

I am looking for a studio/single-bed flat or to buddy up. I am not too fussed about the location within Edinburgh, just as long as the property is well connected and not too far out from the city centre. These include, but are not limited to, areas such as New Town, West End, Tollcross, Newington, Southside, Marchmont, Leith (upper part), Stockbridge, Canonmills, and Warriston.

I would prefer to live in a new-build property. I will only consider 2-bed flats that have 2 separate bathrooms, as I do not want to share a bathroom.

I will only be considering sharing a flat with a professional, non-smoking female between the ages of 23–30.

I think of myself as a pretty average 25-year-old female professional. I work full-time (Mon–Fri) on-site and rarely work from home (only if I have a doctor's appointment or something). I like to cook and bake at home but love eating out more! I do like to exercise and go to the gym (but don't go as much as I would like to :/). I watch loads of TV shows and movies (always have them playing in the background...) and, of course, love to doomscroll. I like to crochet from time to time as well (more like started but never finished a project... :/).

I don't really go out or party anymore, maybe a handful of times a year for birthdays or special occasions. But I can go round the pub for a drink! I like to do a board game night with friends, but I always ask flatmates before having people over.

I respect people's boundaries, so if you wanna have a chat in the kitchen, have dinner together, watch a movie or something, I would be happy to! But if you need some time on your own to relax, I'll give you the space!

Most people looking to share flats always say they are clean and tidy, but I will be honest with some of my expectations/definitions of being clean and tidy:

Wiping down counters/hob after use
Deep cleaning on weekends, including vacuuming and mopping (every 1–2 weekends)
Taking bins out regularly, not just leaving them for ages
Taking laundry out of the washing machine before it starts to smell, rather than leaving it there for ages and making the machine smell as well
Making sure all shared spaces are tidy and not cluttered
Making sure that dishes are not left in the sink for ages and cleaning them promptly after use

I expect all of the above to be a shared responsibility, and I do always pull my own weight in terms of keeping the space clean. If required, I'm happy to implement a cleaning chart, but ideally, sharing with a responsible adult, I should not have to remind them of the above.

I promise I'm not a clean freak. I understand if people are ill or not feeling well, or if you've just had a long day and can't be bothered, or life gets in the way and things slip — everyone has those days. I promise I won't pester or nag anyone to clean anything. I just wanted to be clear and avoid coming back to a messy home and not being able to relax or be comfortable in my own home and having to hide out in my room.

I'm looking to pair up with someone to flat hunt, hopefully someone who's clean/tidy, sociable but respects downtime, and up for the odd games night or drink! Happy to have a chat!

Happy to change my budget slightly to accommodate the type of property I am seeking. It would be nice to have parking included in the accommodation, but it is not a deal breaker.
