34 year old full time worker looking for new place

Hey, my name is Jack and i'm a full time worker for a hybrid charity organisation and I am looking to either buddy up or flat share with someone and would need to give at least a months notice, but otherwise I can move in anytime.

My buget would be £800 per month max for rent included or £700 per month with bills not included. Ideally I would like somewhere that has either a garden or a balcony, although these are not deal breakers and i'm open to anywehere within the Brighton, Hove, Southwick and Shoreham areas as long as there are decent public transport links nearby.

I'm looking to move in with ideally 2 other people max (3 incl me) ideally between the ages of 26-42.

I'm mostly office based, but do occasionally work from home (usually 1 day a week on average) and tend to go the gym after work 3 times a week. I'm open to shared cooking and also very much believe in sharing house chores evenly. Not essential but I love a games or film night, so I can very much be talked into one especially on a friday or saturday evening.

I love being outside in the warmer months and enjoy cosy nights in or a cosy pub when it's colder.

I also love discovering new music/going to gigs, learning about history/going to museums and spending time in nature when the weatehr is nice.
