Looking for a 2 bedroom in Leith/Easter Road!!

Hi everyone! My name is Mashal (muh-shull) and I've been living in Edinburgh for about almost 2 years now since I moved to do my Masters from UoE. My lovely flatmate of the last 2 years is planning on moving in with her girlfriend, so I'm beginning my search for a new place to live!

Where: Easter Road/Abbeyhill/Leith
I say "a new place to live" but honestly I'm not planning on moving areas, just houses - we've been living in the Easter Road/Abbeyhill/Leith area and I love it so so much. So the sweetspot I would look at is between Easter Road/Leith Walk, but anything nearby would be great.

When: Aug/Sep/Oct, flexibly! (Sep is safest bet)

What: A 2-bedroom home :)
Having a homely vibe with the person I'm living with is super important to me. Life gets busy (we're adults with our own lives after all) but I would love to be able to do a post-work debrief in the kitchen, watch a romcom in the living room, spontaneously go out for exploring something nearby us. If you're looking for someone to be formal and completely separate from your life, that is not me!
Actual material things I would like in a house: a living room (NOT sacrificing the third space of the house!), a dishwasher+washing machine, dare I say a bathtub ...

With who:
About me: I'm a 26 year old working professional, born in the UK but spent most of my life in Pakistan, before coming back here to do my masters in psychology/public health. I work in social research and go to London for work trips maybe once a month, so you'd sometimes have the house to yourself.
My actual life though is very lowkey and creative, in the best way. My hobbies center around reading/writing, so I have some local writing groups and book clubs which do things like bookshop crawls and park hangouts. I love digging for hidden finds in charity shops, because I frequently get existential dread about the environment/politics/world and want to leave a better footprint than I do. I also love going to independent coffee shops for a sweet treat.
In the house, I'm either very chatty if I'm with you or sequestered in my room, but feel free to knock. I do play guitar+ukulele+violin but I try not to play those when others are home! I'm not a party person or someone who brings friends over a lot, but it would be nice to have company once a month type.
As a flatmate, communication is super important to me. If you make a late payment or I leave the milk out, I'll just tell you and we move forward - I really don't do passive-aggressiveness or hold a grudge, and I would want the same from my flatmate. I'm very reliable with payments (being late stresses me out), pretty tidy, and moderately clean. If left to my own devices, I would let the pans sit in the sink overnight and then wash them, but if you're cleaner than that then let's discuss and I can meet you where you're at. I prefer a cleaning rota, because otherwise I'm forgetful!
