Professional looking for quite & tidy room to rent

I am a professional working as a Consultant in the NHS at Leeds and am looking for a clean, comfortable, and quiet room to rent. I am a non-smoker, respectful, tidy, and considerate, and I take pride in looking after the place where I live.
Ideally, I am looking for a furnished room with access to a kitchen, bathroom, and reliable broadband. A location with good transport links or easy access to the hospital would be preferable, although I am happy to consider other suitable locations.
I am easy-going, responsible, and financially secure, with a stable professional career. Due to my work commitments, I spend much of my time at the hospital, so I value a peaceful and well-maintained home.
