Looking for flat/buddy up

I’m Joe, 30, looking for a flat/house share, preferably with parking as I do have a car. I work from home 3 days a week so ideally there’d be some space for a desk setup in the room.
Sort of areas I'm looking for would be city centre or like the immediate outskirts of it (probably more the immediate outskirts with the car), Chorlton, Didsbury, Salford Quays, some bits of Salford which are pretty close to the centre of Manchester. I live in Sale currently so I'd just like something a bit closer to town but still a decent area.
I’m pretty quiet, would be nice to have a flatmate/flatmates with similar interests I could hang out with from time to time but also fine with us just doing our own things. Quite into films and TV, video games, boxing and UFC if there’s a big fight on. Try to get to the gym 3 days a week. Definitely up for a takeaway once a week (would be more if I could justify it, hence my need for the gym). No real preference for gender or orientation of a flatmate, would like people a roughly similar age who don’t smoke in the flat and keep things reasonably clean but that’s about it.
Would not really want to be paying more than like 800pm inclusive of bills (which I know might not be super realistic given the areas I'd want to live in lol)
