Room needed

I am interested a room however my current contract here doesnt run out untill 18th may.
Also i have a 14 year old son that may want to come stay on days or nights i have access is that a problem?
Also i am dating someone in Chellaston who may want to stay one night a week max as she works nights. would that be a problem? we are both in our 50's so no teenage antics to endure LOL
I also work from home on occasion would this be an issue?

If non of the above are an issue i would love the room and would be willing to negotiate an early end to my contract here, i might lose my deposit but sometimes thats just life
