Looking for female flatmate to buddy up

Looking for a female flatmate (20–30) to buddy up and find a 2-bedroom, 2-bathroom flat together in London. Ideally, looking for a modern/new-build apartment (bonus if it has a dishwasher, but not essential). I’m interested in exploring London Living Rent / rent schemes so we can get cheap rent😩. But mostly looking at regular renting options, still prioritising newer builds with a max budget of £1750pcm.

About me:
I’m a phd student currently working part-time. I’d love to be friends with the person I live with. I’m into gaming (Genshin, Zelda, Animal Crossing, Tomodachi life, Wuthering Waves…), anime, K-pop, music, films, comics (big Marvel & DC fan), theatre (loveee hamilton and wicked), concerts, going out, reading, and yoga. I wanna live in a pinterest core type of place and just hang out and be good friends😣

I’m quite introverted, so I sometimes like my own space and can be a bit quiet, it’s not me being unfriendly. Other times I’m more outgoing and social, so I’m looking for someone who’s understanding and comfortable with that balance.

What I’m looking for:
• Female (20–30)
• Student or young professional
• Earning ~£25k+ for housing schemes or to meet joint income threshold if going down traditional renting route
• Lives or works in London (needed for some housing schemes)
• Open to East / South East London locations

Living preferences:
• Clean, tidy and organised (HEAVY ON THIS‼️)
• Smoking is fine (preferably outdoors)
• Respectful of personal space ‼️
• Friendly and easy-going home vibe
• Happy to share chores and responsibilities related to the flat
• Happy with guests visit (family, friends, partners) but with mutual respect and agreed boundaries
• Not big on constant parties in the house, but occasionally it’s fine with mutual respect and agreed boundaries
• Okay with dogs (I don’t have pets myself but when family visit they might bring them over)

I’d like this to be a joint effort, searching for a place together, making decisions together, and ‼️meeting up beforehand (coffee, etc.) ‼️so we both feel comfortable before committing.

Flat & logistics:
• 2-bed, 2-bath (preferably en-suite setup)
• No shared bathroom use
• Bills split equally
• Long-term stay (ideally 2+ years)
• Fair room split if sizes differ (we can agree together e. g. effort-based or random pick)

Move-in:
Late Aug/early Sept or ASAP (If prospective buddy is looking to move in ASAP I can try and end my current contract early if the landlord lets me (‼️HEAVY ON TRY‼️))
