Room needed September 3 2026 800 pcm max

27 year old (female) writer/ university admissions guidance counselor looking for sublet or rent room from September 3rd onward due to current lease ending. Looking for a Furnished Flatshare/houseshare near transport (underground and bus stations in walking distance) and supermarkets preferably with female roommates (ages 25-35) but I am open to mixed households. Great with LGBTQ+ and pet friendly households. I am clean, tidy, and social and value privacy/boundaries. I do not spoke or vape. Occasionally will have friends over and sometimes for overnight stay so a place okay with guests.
- budget up to 800 pcm (with bills included). Can do rent and bills separately too so long as the total is a max of 800-825 pcm

- the contract must follow the new Renters Bill. open to lodgers/sublease agreements but bust have legal right to rent/lease.
