Flexible move-in date for chill flatmate

Hello! I am a professional bookbinder working in Shoreditch and am looking for a room within walking distance of my job. I am looking at areas like Shadwel, Whitechapel, Hackney, Hoxton, Bethnal Green, etc although I am happy to walk 30-45 minutes each way every day so anywhere within that sort of distance is in the mix.

I'm looking for somewhere where I can just relax at the end of the day. I have a steady full-time job that involves me being on site every week day so I would never be working from home. I'm pretty quiet, chill, tidy and am looking for somewhere that matches that vibe.

I can provide references that cover the last 10 years, if required (I've only lived in two different places in that time so that is not as crazy as it sounds).

My move in date is flexible. The latest I have to be out of my current place is the middle of October so could move anytime between now and then. I'd prefer to move sooner just to get it done but am willing to wait for the right place. £1200 is the upper limit of my budget but somewhere cheaper would be great too, obviously! :)

Essentials:
- LGBTQ+ friendly (I'm not interested living with people who have a problem with this)
- chill place to live
- no smoking

Preferred but not essential:

- some kind of outdoor space
