Actuarial Professional seeking zone 2/3 flatshare

About Me:
Hi, I'm James. I'm 22 and moving to London from Ireland this month to start my career as an Actuarial Analyst in the City, based at 22 Bishopsgate.

I'm clean, reliable, and easygoing. I don't drink or smoke. Between starting full-time work and diving into professional exams in the autumn, my weeks will be fairly busy, so I'm looking for a relatively calm and respectful house to come back to. That said, I'm definitely down to chat in the evening, watch a match together, or grab food.

Interests:
When I'm not working or studying, I spend most of my time training. I run quite a bit, hit the gym, and follow football, F1, NFL, and NBA. I also enjoy gaming, travelling, and cooking.

What I'm Looking For:
• Locations: Somewhere in Zone 2/3 with a straightforward commute to Liverpool Street or Bank—ideally around Stratford, Leyton, Finsbury Park, Canary Wharf, Forest Gate, or Mile End.
• The Room & Flat: A decent-sized double room with enough space for a desk so I can study on weekends. I also enjoy cooking, so a flat with a decent kitchen setup would be ideal.
• The Dynamic: Looking to share with clean, friendly young professionals or graduates who enjoy socialising but are also happy doing their own thing.
• Important Note: My girlfriend will be visiting from out of town for about one week a month, so I'm looking for a household that is completely comfortable with having a regular guest over.
• Budget: ~£650–£750 pcm base rent (flexible depending on total bills).
• Move-in Date: Immediate.

The Essentials:
I have my employment contract, deposit, first month's rent, and corporate references from my 15-month internship ready to go.
