My preferences:

📍 Near Birmingham City Centre (or with good transport links)
🛏️ Box room or single bedroom is perfectly fine
👚 At least one wardrobe
🍳 Shared kitchen and bathroom with 4 or 5 are absolutely fine
👩👩👧 Happy to live with a family or female housemates
🚭 No smoking inside the property, please
