Looking for a Self-Contained Studio or 1-Bed Home

I'm a 45-year-old female looking for self-contained accommodation where I can settle long term.

Ideally, I'm looking in Oakwood, Southgate, Arnos Grove or Wood Green, although I would happily consider other nearby areas for the right property.

I'm looking for a self-contained studio or one-bedroom property, ideally with a small garden, patio or other outdoor space. My budget is around £1,200 per month including bills, although I can be flexible for the right property.

I moved into a shared house just over a month ago, but unfortunately it hasn't been the right fit. I've found that I'm the only one keeping the communal areas clean, and it's made me realise that shared living is no longer the right environment for me.

I'm a quiet, respectful and very clean person who takes great pride in my home. I always look after the property I live in as if it was my own. I can provide excellent references from my two previous landlords, having left both properties only because they were sold.

I've been in full-time employment with the same employer for over 20 years and have a stable income.

In my spare time I enjoy cycling, and I'm not a party person. I value a peaceful, clean and well-maintained home.

I do need to give two months' notice at my current property, although I'd be happy to have a short overlap for the right place if necessary.
