I am a *self-employed* technical IT lecturer, courseware author and consultant. I teach corporate adult students and apprentices. I currently live in Leeds. I have been self-employed for over 7 years. I work from home and onsite at various training centres and client sites around the country (mostly London and Manchester).

I am quiet, keep to myself, and so searching for a matching environment. I am looking for a flat/house (for single occupancy) or a similar professional household with quiet housemates.

I currently rent a flat in Leeds city centre; however, the landlord wants to sell the property. I am considering moving to Manchester for both work opportunities and social reasons, although I do like Leeds and would consider staying here in a suitable apartment. I previously rented and looked after a house in Charlton, London, while the owner was unable to renovate it during the COVID period.

I would need a large room (if not two rooms) as I have video, audio and camera equipment for work.

I teach UK, North American and European audiences. I teach 6 to 8 hours a day. This means I sometimes work until 1 AM. I talk a lot during class, which may be disturbing to others. I am trying to find somewhere with a reasonable amount of soundproofing between the rooms.

In short, I am looking for ample space with plenty of natural light in a quiet area and home.

Please note that I am self-employed, which makes it very difficult to rent from agents. References from agents/clients and the landlord are available.

I am not looking to move in immediately.
