Self employed masters student needs one bed flat!

I'm moving back to York to complete my Masters degree and am looking to rent a 1 bedroom flat for the duration of my Masters and my PhD.

I am also self-employed, making a good amount each year, so this, plus the funding for my Masters means I am more than capable of paying rent.

I am willing to provide you with my tax statement for last year and can also give you up to 3 months worth of bank statements.
I can offer 3 months rent upfront, if you are still concerned about my income, but this would be a last resort, rather than a first option.

I get back to York in July, so viewings would have to either be remote, or one of my friends will do the viewing in my stead. The keys will also either be picked up by myself or one of my friends, if I'm not back in the country yet.

I'm a quiet, non-smoker with no pets. I don't host parties or anything of the sort. I just want somewhere nice to live.
