Looking for a 1 or 2-bed flat

Hi, I’m Chevon. I’m looking to rent either:

* A 2-bedroom flat, or
* A 1-bedroom flat with a separate living room, so that my 9-year-old daughter and I can each have our own sleeping space.

My budget depends on the property’s postcode, as the amount covered by Housing Benefit (Local Housing Allowance) varies by area. I’m looking for properties within either the £1,300 or £1,550 monthly allowance, depending on the location.

The full rent will be covered by Housing Benefit, and my first month’s rent and deposit are also covered. This means the landlord will receive the full rent from the start without me needing to rely on my business income.

I’ve been running my cold-pressed juice business in Croydon for the past 10 months and have built a regular and growing income from it. I also work as an Amazon Prime delivery driver, giving me an additional source of income. At this stage, I won’t be using either of these incomes to pay my rent, so the rent is already secured.

I spend most weekends at Surrey Street Market selling my juices, and during the week I’m preparing orders, making deliveries, working Amazon shifts, or spending time with my daughter.

We’re a quiet, clean and respectful small family looking for somewhere we can genuinely call home long-term. I don’t smoke, we don’t have any pets, and I take pride in looking after where we live.
