I have a large double room to let in my house with two large built in wardrobes. Located walking distance to Aberdeen Royal Infirmary and recently redecorated including new carpet throughout the upstairs, new beds and mattresses and soft furnishings.

There is a shared bathroom which has a bath and seperate walk-in shower.

The house benefits from on and off street parking but myself and the other tenant do not currently have cars so the drive would be free for who ever moves in to use. Large garden to the rear with a 6ft fence which offers privacy and security. There is a decent size BBQ which I am happy to be fired up on any occasion! 2 sheds offer storage for bicycles, skis etc.

The house itself was built in the 1960's when house design included storage space so unlike many new builds there are plenty of built in cupboards. The loft is partially boarded out and easily accessible by step ladder offering even more storage space. Double glazing throughout and a furnished conservatory to the rear.

Fiber optic broadband is included in the rent, as are all other bills.

No smoking in the house but I don't mind if you go outside to smoke.

Located on a quiet street with a few local shops just 2 minutes walk away.
The numbers 12 and 11 buses stop close by and take approximately 24 minutes to get from the front door to Union Street, running every 10 minutes. I frequently walk into town which takes about 45 minutes and I work at ARI which takes around 15 minutes to walk to.

The location is ideal for anyone based at the Foresterhill site including doctors, nurses, other allied health care professionals or students.
Being close to North Anderson Drive it allows easy access to other areas of Aberdeen and Dyce (once you've negotiated the Haudagain roundabout....).

We are friendly, outgoing, professional individuals who enjoy meeting new people and socialising but this is not a regular party house!

I require one month notice when you are leaving so as I have time to advertise the room.
