Currently, the accommodation comprises a sitting room, two bedrooms, a spacious kitchen, a utility room, a shower room and a small dining room/study/quiet room on the ground floor. There are three double bedrooms and a bathroom with a shower over the bath on the first floor. There is also a substantial floored loft.

When the house is rented as a single entity, the large ground floor front-facing bedroom can be used as the Lounge (the normal use for this room) with a gas fire available if desired. The room has a large bay window, a decorative fireplace (not operational), laminate flooring, a large radiator, and two alcoves, each with a wall light fitting. The bay window allows for plentiful natural light. The room is accessed from the main entrance hallway. If it is floor space you want, then this is the best room in the house. If it is space for your clothes you want, then this room is a good choice. If you like more modern furnishings, this room will probably suit you. Room 2: (Taken) Dimensions: 10'6" x 8'10" (3.20m x 2.69m). Known as Bedroom 3, this is a suitably sized, well-proportioned, carpeted, rear-facing, ground-floor bedroom with a radiator. It has a small double bed (4ft), a wardrobe, a chest of drawers, a desk and a chair. The window looks out to the back of the house and the garden and patio area. A feature of this room is the electrically adjustable divan bed which provides an alternative for relaxation and reading to a chair. The room is accessed from the main entrance hallway.
This is one of the smaller bedrooms in the property whilst still providing adequate storage and other facilities to satisfy the needs of most tenants. It is adjacent to the sitting room.

This is one of the smaller bedrooms in the property whilst still providing adequate storage to satisfy the needs of most tenants.

Room 5: (Taken): Dimensions: 12'7" x 12'3" (3.84m x 3.73m).
In recognition of the age and the history of the building, which was built c1910, this large, well-proportioned, bright, first-floor, rear-facing bedroom (known as Bedroom 6) has been themed wherever possible in furniture from that age. To match the large oak pieces of furniture, we have chosen a modern but high double bed with a large faux leather headboard. A modern office desk and chair were not befitting the oak furniture, and so a large square, extending oak dining table was supplied along with an upright leather chair. The bedside cabinet is representative of the age of the other furniture, although it is not oak. Pictures have also been chosen to blend and integrate with the character and size of the furniture. There are several useful and otherwise impressive features to this room, including the voluminous cupboard storage, unique drawers and other facilities within the oak chest and wardrobe and the sliding shelf on the bedside cabinet. If it is space for clothes, shoes and many other possessions you want, then this is the best room in the house. If you like older furniture with real character, this could be your desired room. The room has a large window area which allows for plentiful light. It also has carpeted flooring, a large radiator and is accessed from the first-floor hallway. This accommodation is particularly worth considering if you wish to live within easy walking distance of the University of Aberdeen and/or the Foresterhill campus and if you wish to study or work in a friendly and quiet environment with other similarly-minded individuals.
