Double room in city centre, 5m to main bus station

I'm looking for someone to take over my tenancy.

The flat is smack dab in the centre, with quick access to pretty much everything by walking or buses.

Close to Overgate, Nethergate (5m) and Lidl (10m). Tesco Extra and M&S are also relatively close (15m).

The flat is also very close to Abertay University (5m tops) and the University of Dundee (15m).

If you commute to St Andrews or other places in Fife, the Seagate bus station is also very close (5m) for the 99 bus.

The flat is entirely furnished. In terms of amenities, it has a washing machine and dryer, as well as 2 bathrooms, one with a bath and one with a modern shower. Heating and hot water in taps is provided via a conventional boiler. The shower is on a separate heating system, so it heats up quick. WiFi is provided via a 5G router, currently 7.50 pounds per person, speed roughly up to 300mbps download.

The living room and kitchen are combined. The kitchen has a full size fridge and freezer and kitchen hob + oven + extractor set. There are two sofas, a dining table and a smaller table, as well as a TV in the living room.

The bedroom itself has a double sized bed, a desk with drawers, a bedside table with additional drawers, and a wardrobe. For extra storage space, there is a storage closet in the hallway. The room also has a large window.

Bills amount to roughly:
- Rent 425/month;
- WiFi 7.5/month;
- Electricity + gas 40-60/month depending on month.

The property is band C for council tax purposes. (If you're a student, this is irrelevant as you don't have to pay it.)

The flat is managed by Easylets. The relevant property manager has been very responsive and maintenance has always been done swiftly on request.

Very importantly, as this is something that a large amount of places have a problem with in Dundee - no dampness!

I am generally looking to move out at some point after the 1st of July, but this is negotiable.
