- I live in the property, so you’ll be sharing the space with me
- The room comes with its own adjacent bathroom (not en suite)
- Shared kitchen and living area

- Bills included: electricity, gas, water & council tax

**Ideal Flatmate:**
- A clean, respectful, and considerate professional aged 28+
- No pets, no smoking, and no drug use permitted

**Location:**
- 0.8km from Biggleswade Station/Town Centre (20 min walk or 5 min drive)
- 5 min walk to Sainsbury’s Local
- Close to a retail park with Lidl, TK Maxx, McDonald's, M&S, etc. (5-10 min drive)

**A Few Things to Note:**
- Wardrobes & shelving are provided, so there's no space for large furniture
- I work from home most days
- If you have more than 1 guest over, please notify me in advance (I’ll do the same)
