Two Large Double Room | Peaceful Home

I have two rooms available in my home and I'm looking for friendly, clean and considerate people who are looking for somewhere comfortable and peaceful to live.

A little about me – I'm a bit of a workaholic and usually work 6–7 days a week, so I'm often out of the house and you'll have plenty of space and independence.

I'm looking for housemates who are friendly and happy to have a chat in the kitchen when we cross paths, but equally respect that everyone needs their own space and downtime.

There's absolutely no expectation to constantly socialise, but equally, crossing paths without being able to say hello isn't really the vibe I'm looking for! 😊

🏠 The House

The house is a spacious 4-bedroom property which has recently been purchased and is gradually being updated. A new kitchen and bathroom have already been installed, with a few more smaller improvements planned over approximately the next six months.

The property has:

~ 5 bedrooms
~ 2 shared bathrooms
~ Kitchen
~ Separate utility room
~ Dining room
~ Conservatory
~ Large back garden

I currently live in the property alone and am initially looking for two housemates, so there will only be three of us living here. My girlfriend also visits and stays occasionally.

There is a possibility that one additional room may be rented out in the future, however I have no plans for this to become a large or busy house share. Having the right mix of people and keeping the house a calm and pleasant place to live is important to me.

This is not an HMO property or a large/busy house share, so there's plenty of space and it generally has a quiet, relaxed atmosphere.

The house is in a very peaceful area. There isn't a driveway, but there's always plenty of on-street parking available and I've never had an issue finding a space.

🛏️ The Rooms & What's Included

Both rooms are what I would consider large double bedrooms, with plenty of space for bedroom furniture and storage.

You can choose whether you'd prefer furnished or unfurnished, as I currently have one of each available. If furnished, the room can include a double bed, wardrobe and storage, or you're welcome to bring your own furniture.

There are two shared bathrooms in the property.

All household bills are included in the monthly rent, so there aren't additional household costs to work out each month.

A professional cleaner comes every fortnight to clean the communal areas and help keep the shared parts of the house clean and tidy.

That said, the cleaner isn't there to clean up after us! 😊 Everyone is expected to clean up after themselves as they go, particularly in shared areas such as the kitchen and bathrooms, and generally be considerate of the other people living in the house.

The fortnightly cleaner is there to give the communal areas a more thorough clean, rather than replacing everyone's responsibility for keeping the house tidy day-to-day.

👋 Who I'm Looking For

Ideally, I'm looking for working professionals who are:

~ Clean, tidy and respectful of shared spaces
~ Considerate of the other people living in the house
~ Friendly and easy-going
~ Happy living in a relatively calm and peaceful home
~ Able to treat the house and belongings with care

I don't mind people having a friend or partner over occasionally – I want everyone to be comfortable living here – but I'm not looking for a house with a constant stream of visitors or regular overnight guests.

🚫 Probably Not the Right House If...

To make sure we're a good fit, this definitely isn't a party house.

I'm therefore looking for non-smokers, no illegal drugs, no parties or large gatherings, no pets, and no consistently loud or disruptive behaviour.

I completely understand that everyone has different lifestyles, so I'd rather be upfront about this from the beginning. I work long hours, so having calm, friendly and considerate housemates is a top priority for me.

The house would really suit someone who enjoys having a comfortable and peaceful place to come home to, rather than the atmosphere of a large or busy house share.

😊 Most Importantly...

I'd like the house to have a nice atmosphere where everyone feels comfortable.

I'm pretty relaxed and want whoever moves in to have their own independence and privacy. At the same time, it would be lovely to live with people who are friendly enough that we can have a laugh or a chat when we happen to be around at the same time.

Ultimately, I'm not looking to fill the rooms with just anyone – finding housemates who are the right fit for the household is more important to me.
