Seeking Female professional lodger

I am a single professional woman who currently works remotely from home full-time. I’m looking for a Housemate who is also single, female and ideally has a hybrid or/office based job.

About me:
I’m Bex, I’m 37, single and owner of this beautiful home. I love to travel and also a big dog lover - though no pets. I also really enjoy going for hikes and walks and I’ve recently started running again. At home, I’m quite chilled. I enjoy sitting and watching a movie and attending to my plants in the garden - so far they are thriving! I’m quite a reserved, quiet and gentle natured woman. I’m looking for a housemate who is also quite chilled and low maintenance. It would be great if we became friends however, I also respect peoples privacy and boundaries and would like the same in return.

About the house:
The bedroom is a double sized room and currently has an ottoman double bed. Currently there is no other furnishings in the room however if you’d require bedside tables and a wardrobe this can be arranged. I want to keep it open in case anyone had their own furniture. The bed is a fixed furnishing. The space under the Ottoman will be yours to use. The room boasts two windows and gets lots of lovely natural light. I’m happy for you to make the bedroom your own, but without damaging the existing decor.
Next to the bedroom is the main bathroom which you will have primary use of. As you can see from the photos there is a bath and storage.
Downstairs is a kitchen and open space living area with bifold doors that open onto a garden and patio area.
The kitchen is a communal. As a coffee lover, there are variety of coffee making instruments and other cooking utensils such as an air fryer, microwave and an oven as well as an electric cooker.
The living room space has the TV which you would be free to use, and a small dining table. However, during the day the living room is also my office, so it’s not ideal for lounging in.
In front of the house, there is a dedicated parking space available. If you do have an electric vehicle there is a charging point however, there will be a slight increase in the rent to cover the additional electricity usage.
There is also downstairs cloakroom.
I’m happy for you to have a TV in your bedroom however if you do have channels like the BBC, you will have to pay for a TV license as I currently don’t have one. I am just a streamer.
For peace of mind to protect both our interest, there will be a lodger agreement.
Although this is a pet free home, I do love dogs. On occasion, I will have to look after my parents dog. However, I will always endeavour to give you advance notice first.

Amenities
There is a bus stop down the road which takes you straight into Wokingham town Centre in about 15 minutes.
Wokingham train station is a 15 minute drive away and it takes about 70 minutes to get to Waterloo from here. There is plenty of parking available at the station.
There is a Sainsbury’s about five minute walk from the house.
There are lots of lovely walks around such as California country Park as well as parks which is on the estate.
There are a few gyms close to and around Wokingham. If you like running, there are some great trails which I’d be happy to show you.
