Double ensuite room, detached house, near the Uni

Not my car. :) Modern house(4yrs old), well insulated.

Hi, I have a double ensuite room available for rent. This is just a private room rental in a non agency, non HMO house.. so the house is pretty calm / quiet and would suit someone similarly inclined. The house is about 4 years old, detached and has UFH upstairs and down.

The property is reasonably well positioned for easy access to Reading town center, walking distance to the Uni via Shinfield Road and also not all that far from J11 and Green Park. The street is quiet and fairly green.

I do have a drive, but it's not easy to get two cars on it at the same time(one blocks the other in). That said, there are not any restrictions on parking on the street and always spaces free.

I'm a fairly chilled out individual(I think!).. I work monday to friday 9-5 kind of times in software development near TVP.

I am not in a massive hurry to find someone, so the main concern for me is finding a sensible and fairly tidy person. The house has washing machine/dishwasher/induction hob.

All bills are included.

Current lodger has only just moved out and I was going to do a bit of painting, but room can be viewed whenever and is available for a fairly fast move in.

(I said pets ok, but this would probably have to be on a case by case basis, there are quite a lot of cats locally so probably alright with a cat, though likely less keen on dogs - not that I have anything against dogs, just practicalities)
