This modern house share was fully refurbished in 2024 and is in a quiet residential area of Shinfield, with great access to Thames Valley Science Park, Shinfield Studios, Reading and the surrounding area.

We want the house to feel like a home, not simply somewhere to rent a room. Our housemates keep the shared spaces clean and tidy, are considerate of each other and value living in a respectful, well-looked-after home.

The current housemate was the first person to move into this room following the refurbishment and has made it his home for just over two years.

The shower room is conveniently located on the ground floor and is shared with just one other housemate.

At the heart of the house is a spacious open-plan kitchen and living area with plenty of storage and everything you need for day-to-day living.

You'll also have:

* Private garden with comfortable outdoor furniture and BBQ
* Off-street parking, plus unrestricted on-road parking

Your monthly rent of includes:

We also provide:

* Weekly cleaner for the communal areas
* Regular garden maintenance between April and October

We are live-out landlords and manage the house ourselves, so if something needs attention, you'll deal directly with us.

💰 DEPOSIT & REFERENCING

All prospective housemates are subject to referencing, including affordability, credit and income/employment checks.

The standard deposit is equivalent to one month's rent and is protected with the Deposit Protection Service (DPS).

Alternatively, we offer Reposit as a deposit alternative, which provides the option of a smaller upfront payment rather than a traditional cash deposit. You remain responsible for any rent, damage or other amounts properly due at the end of your tenancy.

Once the tenancy agreement has been signed, the first month's rent is payable in advance.
