This spacious room is actually a double bedroom [14 sq m ] which contains a single bed. I am looking for a mature female student, preferably post grad. to share with live-in landlady.

This is a an airy, bright room with its own separate private bathroom, for sole use of the lodger-containing bath, shower, loo and sink.
Shared kitchen/living room with a gas stove, electric oven, microwave and washing machine.

The rent includes all bills for central heating, water, electricity, gas, sewage and broadband. [Council tax Band D but not payable for students]

The accommodation is very convenient for travelling to either university, being in Bishopston/Ashley Down.
Frequent bus service down to the city centre.[20 mins] Bus stop 3 minutes from house. University of Bristol is a 31 minute bus trip or walkable- UWE accessible by bus also. My last three lodgers have all walked to University of Bristol.

Two minutes away from Ashley Down train station which goes to Bristol Temple Meads and Filton Abbey Wood. Bristol Parkway early 2027.
Lidl and Aldi are a short walk away [6 minutes] with Coop only 3 minutes away. Gloucester Rd shops 10 minutes walk.

The house is only 12 years old and built with high levels of insulation, recently decorated throughout, with a south facing beautiful garden.
Off road parking.

Vegetarian preferred but not a deal breaker, but being responsible and trustworthy is a must!
