This is a large double studio with a private kitchen and private bathroom so is a self-contained space lodging within our HUGE family home and we share a front door.

North Street is a totally thriving part of Bristol - with SO many restaurants, bars, book shops, coffee shops. the Tobacco Factory street market is 5 mins down the road. And it is home to Upfest - Europe's biggest street art festival. There are also specialist food & drink shops, theatre & exercise studios on the doorstep. There is a great little park opposite the house or you are welcome to sit in our garden - there are two areas for relaxing and eating.

It is a fabulously light room, on the first floor of our large Georgian townhouse which is a family home to 2 parents and a teen, a dog and a cat. (None of the latter go upstairs - teen nor pets! Teen has a bedroom downstairs in the studio). It is a really quiet house, both inside and outside, at night. We're both in our 60's, our partying days are done and we value our sleep!

We are looking for a professional person who is out at work during the day, though flexible shifts are fine too. Full time homeworking isn't a great fit for us as we both work from home. Sounds strict, but we're pretty relaxed and sociable with the right fit - eg last lodger had Christmas lunch and the occasional Sunday roast with us.

Most of our socializing is done away from home and we ask that any house share does the same. It isn't an 'all back to mine' after the pub house. Nor is it a 'partner to stay all the time' without discussion first.

The large double room has mahogany furniture, 3 mirrored glass chests of drawers, clothes hanging space and hooks on all the doors plus a computer/writing desk & 2 chairs, which our current lodger used as a dining table.

Wifi speed is 180. All bills are included - as is wifi - rent is £1,250.00 in the winter, and £1,200.00 in the summer, though we are happy to negotiate a smidge if you have a set budget.

The kitchen has a washing machine, clothes drying racks, tall fridge/freezer (ignore the counter top fridge in the photos), microwave, toaster, kettle, air fryer & cooker & is very well equipped in terms of cooking equipment & crockery. It has two high stools at a breakfast bar.

The studio flatlet looks out over the garden and a couple of trees via large windows & is totally quiet at night.

Let period is six months minimum, then a month at a time, with one month notice either way for vacating. Though we might consider 3 month lets. Or Monday to Friday for £1,000.00.

Our previous lodger has returned abroad to be with her family.. She has said she is very happy to recommend us to any prospective new lodger. In her leaving message she said "You guys are amazing and I appreciate everything you've done for me and helped me with. It has been great being able to use the spare room on occasion, enjoy the garden and have my boyfriend to stay for the occasional night. And thanks for being so flexible doing your renovation work around my shift pattern!"

There is free on street parking the other side of North St.
