Quiet double room + own bathroom | Friendly 2-bed Bedminster flat

Looking for a friendly, considerate person to take over my flatmate's room in a quiet and tidy two-bed flat in Bedminster from 18 September. Ideally, you’ll be a professional around 28–45 (although there can be exceptions for mature younger folks) who enjoys a peaceful home and their own space, but also wants to actually know the person they live with and use the living room. I’d get on best with someone who’s clean, considerate with noise, a non-smoker, drug-free in the flat (I’m not your mother…) and good with recycling. Vegetarian/environmentally conscious is a bonus but not essential. WFH is absolutely fine; night shifts unfortunately wouldn’t be a good fit.

The flat & room
Ground-floor flat tucked away in a quiet cul-de-sac in Bristol South End — it'll be just you and me living here.
The bedroom is an unfurnished double with a large wardrobe and blackout curtain. You'll effectively have sole use of the main bathroom with a bath, as I have an ensuite (I'd only occasionally use yours when the odd friend stays over).
The rest of the flat is furnished but we can make space if you have additional furniture. There’s a 4K projector + surround sound, fast fibre broadband, secure indoor bike storage and a designated parking space. There's also a very quiet shared outdoor area.
Pets possible with landlord approval (+£25/month).
£700 rent + ~£225 bills | £807.50 deposit | Available 18 September

> No. 74 bus stops right outside, getting you into central Bristol in ~17 minutes. The M1 and 76 also stop on East Street, a short walk away.

About me
I'm 32M an engineering consultant from the wonderful Welsh valleys and mostly WFH in my room. I'm a huge fan of fitness/outdoors stuff: trail/road running, running clubs, long-distance hiking and disappearing into the hills whenever I can. Vegetarian, environmentally minded, rarely drink, massive music fan and, ironically, a drummer - not in the flat though!
I'm very conscious of noise, especially at night, and normally sleep 11pm - 7am. It’s definitely not a party flat, although friends occasionally stay the weekend every few months.
I'm very sociable though - always up for a chin wag, cooking or watching a film together, though I’m not usually in the flat most weekday evenings for very long and am often visiting family/friends back in Wales on the weekends. I want this to feel like a home, not somewhere two strangers disappear into separate rooms.
