King room in BS4

I have a room to rent in my home which I live in with my children aged 5 and 9. My children are with me around 2/3 of the time and with their dads the rest (including alternate weekends). I work part time and in my spare time I like to gym and love a day rave on my child free weekend!

My home is set back from the road with a driveway and front garden. The bedroom is on the ground floor at the front of the house. There is a shared bathroom. I have a lovely patio area and garden with a brook at the bottom. I have a very well equipped kitchen with an island and a large fridge freezer. It is an open plan space with sofa and dining table. There is also a utility room for clothes dryers.

The room has a bay window and a side window. It has a solid wood king size bed, pine furniture including a wardrobe, chest of drawers, 2x bed side tables and a storage chest.

My home is located 5 minutes walk to the X39 bus stop, 10 minutes walk to Lidl and 5 minutes walk to the large Tesco. There is always parking on the road outside/ a few cars away as it is a quiet road only accessed for local residents. Most traffic is by foot!

Let options as follows:
5 overnights PW
Sun- Thurs OR Mon- Fri let= £550pcm
As above with alternating weekends £625pcm
Fulltime= £700pcm

Inclusive of bills and cleaning of communal areas.

Looking for: female only, someone who does not WFH/ Study FH more than 2 days a week. Happy for a partner/ friend to stay over/ come over occasionally once settled in. Those with a busy social calendar are welcome as are those who prefer to keep to themselves!
