Double and single room available- all bills includ

I have a very large double room available from 24th of November. Furnished, has a double bed and sofa and is still spacious. And a small single room available from the middle of November as the small room is being decorated and new carpet. Tenant moves out on 1st of November. There are 2 other tenants in the house, working professionals. Rooms cannot be viewed as they are occupied but happy to show you around house which is currently having a new kitchen, flooring and carpets. Will all be completed before move in dates. First come first served, a holding fee of £200 is required, which will go towards deposit when you move in. I will require a reference from previous landlord and proof of income.
