Spacious attic room in Redfield with large garden

Spacious attic room available at the end of July, sharing the house with me and my young son. Located in Redfield, just a few minutes walk from Church Road and St George's Park. Ideal for another female who wants a calm, quiet space in a good sized, creative house. As you'd be sharing the home with a child, I'd ask for some consideration around guests and lifestyle (e. g. quiet hours, overnight visitors).
We have a wild, well-established garden which you'd be welcome to grow plants and vegetables in, but also no problem if gardening isn't your thing.
The house is over three floors: an entrance hall on the ground floor with a downstairs loo, lounge, music room, kitchen/dining area, sun room, and garden with a large shed to the rear. There's also side access, ideal for bikes.
Up the spiral stairs to the first floor there are three bedrooms (one is my studio space) and a bathroom with shower over the bath, plus another loo.
The second floor is the attic which is up another set of spiral stairs and which would be your bedroom. It's furnished, bright and clean, and a very good size, with wide windows that have thermal blackout blinds and a spacious built-in wardrobe. The views look out over the garden and reach right over Bristol and up to Clifton.
My son's dad co-parents from the house, so he visits a few times a week and stays over at weekends. We're all friendly and sociable but also appreciate our own space at times. My son spends a lot of time in the lounge when we're home as he has his toys and games in there, and he'd have priority over the TV when we're home so I can get jobs done.
The room would suit a fellow female who likes her own quiet space but enjoys spending time in a shared home, and doesn't mind sharing with a young child.
Successful applicant would require a reference, and I'd ask permission to do a credit and background check. Deposit is £800, held in a deposit protection scheme. Monthly rent is £800, which includes bills.
Initially I'd prefer a minimum stay of 2 months. After that, either of us would need to give one month's notice.
