My husband and I are going abroad for about a year from April/May, so we are looking to let our room out to someone who is extra clean and tidy, has good personal hygiene, is a non-smoker (inc. vaping).

The room is for single occupancy only (no frequent/regular over night guests pls), and not suitable for people that are looking for a party house.

*PHD students are welcome.
*Move in date can be flexible.

**About the flat**
The flat is located in Clifton, 5 minutes walk away from the village and suspension bridge. 15 minutes walk from Bristol University and Clifton Down Shopping centre (Whiteladies Road).
It is on the 2nd floor and has 3 bedrooms (plus one study room) with 2 bathrooms (one is an ensuite).

There are bus stops 2-5 minutes walk away for the number 5 (city centre), 8 (Temple Meads), 77 (Filton), and 505 (Southmead) buses.

The flat itself, our neighbours & the surrounding area are very very quiet.

The flat is newly renovated and we like to keep the flat clean and tidy throughout the week. Ideally, I would like to someone who willing to participate weekly cleaning duties actively together with other flat mates-unloading dishwasher/ recycle and bins out/ quick vacuum in communal area/cleaning bathroom/kitchen and bathroom sink/ drain.

Kitchen is fully equipped and the facilities are shared, so you don't need to bring your own crockery (Ninja multicooker (air fryer)/ washing machine & tumble dryer/ dishwasher/ microwave/ rice cooker/oven/ induction hob too).

Beddings (full set) can be provided.

Suggested rent price is INCLUDED with BILLS -Council tax band E, water, gas &electricity*(only up to reasonable usage), TV licence and internet).

Bike can be stored inside of entrance area, as long as does not obstruct people in and out of the flat.

Unfortunately, there is no off-street parking available on the property. But you can have a Residence Permit or free on-street parking between 5pm -9am (or 4.30 pm -9.30 am with free 30 minute parking) on Mon-Fridays, free all day on Sat, Sundays & Bank Holidays.

**About us**
Dom is 30 year old male, working in engineering. He works in the office/site during the week days, roughly leaving the flat around 7.15 am and back 18:30pm. He likes cycling and going to pubs and restaurants with his colleagues and friends. He often visit his friends in London on the weekend.

Noe is 26 year old female PHD engineering student. She goes to the office/ lab most of week days, leaving flat around 8/9 am and back around 5/6 pm. She is new to UK, so she walk around and visit places near by when she have a free time.

Both of them has very light kitchen and bathroom usage, so less likely clashes with time that you need to use.

The flat would be best suited for someone who has his/her own daily routine and is independent, but we are happy to socialise (coffee/dinner/ wine/eating out etc) at times and have a warm and reciprocal relationship!
