Two Double Rooms in Spacious Georgian Home

Two furnished double rooms available in a characterful Georgian property in Clifton, overlooking the Downs, sharing with me (the owner). Only two out of the four bedrooms are being let, so it will be a small, relaxed household with full use of the house and its extensive shared spaces, rather than a typical busy house share.

Room 1 – £900 pcm

Bright and cosy small double room with a good-sized desk and office chair.

The room also has a wardrobe, storage underneath the desk and additional storage space above the door. A large window provides plenty of natural light and an extensive view.

Room 2 – £1,000 pcm

A good-sized, bright double bedroom, fully furnished with a double bed, wardrobe/storage and desk. The room has a large window with lovely views directly across the Downs.

The house

As well as the bedrooms, there is an additional communal room which can be used as a study/home-working space or for occasional guests to stay.

There is a comfortable living room with a Smart TV, a bright, fully equipped kitchen/dining room, an upstairs bathroom with bath and shower, and a separate downstairs WC.

The kitchen includes a large gas range cooker/oven, fridge/freezer, air fryer, toaster and other everyday appliances.

There is also a separate laundry room with a washing machine and traditional pulley clothes airer.

Outside is a large private garden with lawn, picnic bench and mature hedges, providing plenty of greenery and privacy. There is also a shed with space for bikes, as well as additional storage space in the basement for both lodgers.

Fast Wi-Fi and TV licence included.

Council tax (Band F) is split three ways between the two lodgers and me, approximately £109 per person per month.

Residents can apply for a resident parking permit, subject to Bristol City Council eligibility and approval.

Preferred move-in date: from 9th September, although I can be flexible if an earlier move-in is needed.
