This is a calm, well-kept, owner-occupied home rather than a traditional student house share, and would suit a professional or mature student looking for a comfortable and peaceful place to live.

The room

Large double bedroom with a bay window to the front, fully furnished and for single occupancy.

The house is arranged over three floors. The owners occupy the top floor and have their own ensuite. There is a modern first-floor bathroom for lodger use, which may eventually be shared with one other lodger only if the second double room is occupied. There is also a separate ground-floor WC in the laundry room.

Shared facilities

You will have access to a large kitchen/diner, laundry room, deck and garden backing directly onto the park, together with your own dedicated fridge/freezer.

Please note that the lounge will not form part of the shared accommodation once the second room is let.

Location

Excellent access to both Bristol city centre and UWE Frenchay. The cycle path immediately behind the house is approximately 15 minutes by bike to either, and bus routes 46, 48 and 49 are within easy reach on Fishponds Road.

£850 pcm – all inclusive

Rent includes internet (YouFibre), electricity, heating and water subject to reasonable use, as well as regular cleaning of the bathroom and shared areas.

On-street parking is available on a first-come basis, with motorbike parking behind the gate and bicycle storage available.

We are looking for someone clean, tidy, reliable and considerate who is comfortable living independently within a quiet home shared with the owners, a friendly dog and a cat.

Single occupancy only. Non-smoker. No working from home. Not suitable for regular visitors or overnight guests.

A lodger agreement will be provided and references/checks will be required. Two-week security deposit.

Short-term arrangements and Monday-to-Friday lets may also be considered.
