Harbourside room in 2 bed for professional

Rent price listed, bills will be extra. 2 bed unfurnished place, 1 bathroom, large livingroom, garden and shed. Lovely location right by the harbourside. Free off street parking. Bedroom 2 on the floor plan.
My current housemate is moving out mid September so looking for a replacement. This will need to be done through howards Estate agents and they will do referencing.
Looking for someone chilled and tidy to join me, preferably female. I don't drink much so this isn't a party house, looking for a professional who is friendly and sociable but respects own space and wants to make this feel like a home. Landlord does allow a cat (or two), last two tenants have had them I'd love to have a new one move in.
I work from home a lot but I'm quiet and have a desk in my room. There's space for another desk in the living room if you also need to work from home.
I'm very active, dancer and love hiking and paddleboarding. If you paddle board you can get a licence for the harbour, water access right on the doorstep.
Bills roughly £200 each - open to alternative Internet and energy providers

Most of the current livingroom furniture will be going with the current housemate so will need to look at getting more (I'm happy to do this but if you have any then great, dining table is mine but will need a sofa). All outdoor furniture is mine and an arm chair, tv stand and TV.
