## The Setup
It's just the two of us — me (the landlord) and you. No one else lives here. I have a Rhodesian Ridgeback, so you need to genuinely love dogs. No pets or kids of your own, and single occupancy only.

- Several big supermarkets close by

## Who I'm Looking For
- Working professionals only — no students, sorry

- Clean and tidy, without exception (more on why below)

## Important — Please Read
The house is currently on the market, but the market's slow right now and no offers are on the table. Realistically I can't see the tenancy being less than 6 months, and it's likely to run considerably longer than that. That said, viewings will happen from time to time, so the house needs to stay tidy throughout — this is the one non-negotiable for me.

A **lodger agreement** will be supplied.

If energy bill rise this winter, There may be a small increase in the rent. But not by much at all.
