Double bedroom in a shared house

The bedroom

Looking for a single occupant for a double room in a shared house in Horfield. The room is on the first floor (not wheelchair accessible), has a double bed, shelving, chest of drawers and a built in wardrobe.

House description:
The house has a lovely garden with decking, patio and lots of green space for sitting out. There's a large and sunny shared kitchen with dining table, and a shared living room with smart TV. The kitchen includes an air fryer, dishwasher, washing machine & fridge/freezer. 2 bathrooms, one with a walk-in shower, one with a bath&shower. We have a cleaner every 2 weeks to clean communal spaces.

The house is very close to Gloucester Road, with easy access to good bus routes to the centre. The on-street parking is free.

What to expect:
You will be sharing with 3 others, all mid 20s. We are an easy going household, respectful of different life patterns, with variable work shifts so keep quiet hours 11pm-7am. Our landlord is responsive to mending and maintaining the house.

Bills included are: council tax, water rates, TV license.
Additional bills: wifi, gas and electric, cleaner, approx £70 per person per month
We also all chip in for shared items like toilet paper and washing up liquid.

What we are looking for:
A person mid-20s upwards, preferably LGBTQ+ but if not, familiar with LGBTQ+ people. We would like to communicate openly to keep the house running smoothly & navigate compromises without conflict. We are planning to get a dog soon, so looking for someone who would be open to living with a dog.
