One lovely room to rent in my house

Living Room with sofa bed and worlds most ridiculous coffee table!

Hi,
I have one south facing room for rent in my Victorian house in Horfield.

The room is furnished with a bed (inc mattress), wardrobe and a chest of drawers, writing desk & night stand.

I live at the house along with another housemate and a cat (Fatty cat) both of whom are very friendly! Due to Fatty cat I don’t want to introduce other pets to the house I’m afraid.

Looking for someone professional, clean, tidy who will treat their house mates and my home with respect. Someone I can trust with my house when I'm away and to feed the cat!

I work from home and noise is an issue so looking for someone who works broadly full time and away from the house on a 9-5ish basis. Obviously if you have holidays / sick days then it's fine if you're in the house but please be mindful I'm probably trying to work!

We try to keep the house pretty clean, but there is no cleaner, so you will need to help out with general cleaning.

There is a sofa bed in the front room. I'm happy if you want to invite friends over to stay occasionally, I will be doing the same.

Bills are included (including Council Tax) although there is a general fair usage policy. There's Virgin TV with Sky movies / Netflix / sports / etc included, and WiFi is 500mbps fibre. There’s also a bbq in the garden! There’s a gas hob / electric oven / microwave and an air-fryer / pressure cooker in the kitchen. There’s a washing machine and indoor drying rack / outdoor clothes line. (There is also a tumble drier but we try not to use it unless it’s an emergency!)

There are shops / restaurants / pubs all within a few mins walk, and Horfield Leisure Centre and Common are about 5 mins away. Southmead Hospital is about 10 mins away, as is another good pub the Wellington, and Airbus and the MOD about 25 mins, as is Filton Abbeywoods station but obviously less on a bike!

Buses go from the stop at the end of the road into town pretty regularly down Gloucester Road, or Stokes Croft is about a 45 min walk if you prefer, centre of town maybe an hour’s walk?

Parking is on the street and not usually a problem, but it can get busy sometimes. I have a secure bicycle storage shed at the front of the house.

I place deposits with the deposit protection scheme, which protects and insures them. References are good but not essential and there are no fees.
